Termite risk and protection for Cobbitty homes
Cobbitty still has plenty of paddock trees, creek lines and old timber fences, the sort of country subterranean termites are at home in. New homes rely on a termite management system installed during construction, such as collars on slab penetrations and physical barriers under external walls, plus a durable notice in the meter box. Older homes depend on that protection being kept current. On houses we inspect for buyers, the conditions that most often raise the risk are soil over weep holes, eroded mortar and pipes entering the wall without a seal.
Termite management systems are part of the building requirements for new homes.
Slab penetrations need collars and external walls may need physical barriers.
A notice in the meter box records the system used and when it should be checked.
Older protection can lapse, so an out of date notice deserves attention.
Annual timber pest inspections are the usual recommendation after you move in.
