New Cobbitty streets are mostly double storey homes going up on former farmland beside Oran Park and Harrington Park. Upstairs work is where our findings cluster: a front balcony roof still standing on a temporary post at lock-up, first floor bedroom windows with no opening restriction at fixing, balcony drainage missing and balcony posts waiting on an engineer. Lower down the list come the familiar items, studs cut for services, noggings missing and grading not yet done. Every one of them is cheap to correct before the plasterer or tiler arrives and awkward after.

Lock-up and fixing, mostly on the upper floor. Temporary props still under balcony roofs, cut studs and missing window restrictors are the items we most want caught before linings go on.
Standard NSW residential contracts allow the owner reasonable access at agreed times. We give the supervisor notice and work around the trades on the day.
No. Many owners book frame, lock-up and handover. Add slab if you want reinforcement checked before the pour, and waterproofing for upstairs wet areas.
We record what was and was not complete and tell you straight away, so you can decide whether to rebook rather than receive a report on half a stage.
Electrical, gas and plumbing systems are not tested, and nothing is opened up or removed. We do not certify compliance or replace the principal certifier's critical stage inspections. Hidden work is reported as not visible.
