A stud cut through, found days before plaster

Services, studs and noggings: what a Cobbitty lock-up turned up inside the walls.

Cobbitty 2570 · 2026-03-04

In short: A lock-up visit recorded a cut stud that needed support, plus missing and loose noggings, all inside walls about to be lined.

What the inspector saw

Inside the ground floor of a Cobbitty home, one stud had been cut through and needed support. Elsewhere noggings were missing in one wall and not nailed off in another.

How studs get cut

Plumbers, electricians and air conditioning installers all need routes through the frame. When a stud is in the way, the quickest answer is sometimes the wrong one.

Why noggings matter

Noggings stiffen studs and give the plasterboard something to fix to. Missing ones show up later as cracks and wavy walls.

The fix

Supporting or replacing the stud and adding noggings takes a carpenter a short time. Behind plasterboard it becomes demolition.

What to request

Ask the builder to rectify before the plasterer is booked, and to let us confirm it. The lock-up report on this job asked for exactly that.

FAQ

Questions Cobbitty owners ask about this

Is a cut stud a structural defect?

It can be, depending on what the stud carries. Load bearing walls and bracing walls are the main concern.

Will the plasterer notice?

Not their job, and once boards are up nobody can see it.

How long does lock-up take?

Usually somewhere between sixty and one hundred and twenty minutes.

Can services go through studs at all?

Yes, within the limits on hole size and position in the framing standard. Cutting right through is not one of them.
