Why it matters here

Bored piers inspections on Cobbitty builds

Some Cobbitty lots sit on sloping ground falling towards the creeks and the Nepean, and those blocks are more likely to have piers drilled under the edge beams. Depth is the question that matters: the engineer sets it from the soil report, and once concrete goes in, nobody can measure it again. We check the holes, the cages and what is lying at the bottom of each one.

What we find at this stage in Cobbitty

  • Pier holes stopping short of design depth
  • Cages sitting against the soil without spacers
  • Loose spoil left in the base
  • Water collected in holes after rain
  • Starter bars too short for the beam

FAQ

Bored piers inspections in Cobbitty: common questions

Does every Cobbitty home need bored piers?

No. Many sit on a slab with edge beams only. Piers appear where the engineer needs to reach firmer ground, often on sloping or filled lots.

How long does the pier inspection take?

Around an hour on a typical house, longer when there are many piers or the site is wet.

Which documents help with a pier check?

The engineering drawings and the soil report for your lot, so we can check depths and sizes against them.

Can water in a pier hole be a problem?

Yes. Concrete placed into standing water can be weakened at the base. It should be pumped out first.

Is the certifier checking piers too?

Footings are generally a critical stage inspection for the principal certifier. Our check is independent and written for you.

And if one of the holes turns out short of the design depth?

The report records it and the builder should confirm with the engineer before the pour. It is a quick fix with the rig still on site.
