In short: Handover reports on Cobbitty homes recorded a dented metal roof, cut sarking and roof penetrations not properly sealed. All of them are easier to resolve before you accept the keys.
Dents are more than cosmetic
One Cobbitty handover recorded the metal roof as damaged, scratched or dented in several areas, a major item because dents and lost coating can lead to corrosion over time. Roofs get walked on by every trade that follows the roofer, and the damage is rarely visible from the street.
Inside the roof space
On another job the sarking under the roof was cut or damaged in places. Sarking is the backup layer that catches wind driven rain and condensation. Where it is torn, that water lands on the ceiling instead of running to the gutter.
Penetrations through the roof
Vents, flues and pipes all pass through the roof covering. On a recent Cobbitty report, penetrations at the rear roof needed proper flashing to make the building water tight. It is quick work for a roofer before handover and an annoying leak after it.
